NFPA and FM
The two reference standards in industrial fire protection. They determine inventory safety, insurance cost and, often, whether the building is insurable at all.
NFPA (National Fire Protection Association) and FM (FM Global) are the two most widely used references for fire protection in industrial buildings.
What they are
- NFPA is an organization that publishes fire protection standards, broadly adopted as the technical reference across the industry.
- FM Global is an industrial insurer whose standards and product approvals are used as design criteria and risk-acceptance benchmarks.
A building described as "NFPA and FM compliant" means its system was designed following those criteria.
Why it matters more than it appears
Three concrete reasons:
- Inventory safety. The obvious one.
- Insurance cost. A contents policy premium depends directly on the installed system. The difference between two buildings can offset much of the rent difference.
- Insurability. In some categories — flammable product, aerosols, certain plastics — coverage is simply not issued if the system does not match the stored commodity.
What to ask
"It complies" is not enough. Ask what type of system it is — hydrant-based, sprinklers, or both — and above all whether the coverage matches the commodity you will store. A system sized for general cargo does not protect an aerosol warehouse the same way.
And check the height: fire protection imposes clearance above the load that reduces usable height relative to nominal clear height.
