Class AAA is the highest category in the market classification that ranks industrial buildings by construction quality and technical specification.

First: it is not an official standard

The letters — A, AA, AAA — are a real-estate market convention, not a certification issued by any authority. They serve as a quick reference, but they do not replace reading the technical sheet.

What it describes in practice

Recently built facilities meeting the most demanding standards in:

• Clear height — determines how many rack levels fit
• Floor load capacity — defines what can be stacked and what equipment can operate
• Dock configuration — count, type and height
• Lighting
• Fire protection compliant with NFPA and FM
• Park services — power, wastewater treatment, controlled access, maintenance

What it means for the tenant

Three concrete things: you can stack higher within the same footprint, you can operate heavy equipment without compromising the slab, and you do not inherit deferred maintenance.

It also tends to translate into a lower insurance premium, because fire protection compliant with NFPA and FM prices differently.

How to verify it

Request in writing the clear height in meters, floor load capacity in tons per m², dock count and type, electrical capacity in MVA, and the type of fire protection system. If those five figures are missing, the letter does not say much.
